Damp Surveyors UK

Damp & timber surveys, done properly

Professional Timber Surveys by PCA Qualified Surveyors

Professional timber surveys for homeowners, landlords and property professionals across the Midlands and North of England.

Damp Surveyors UK is a Property Care Association member, with every inspection undertaken by a CSTDB-qualified damp and timber surveyor. We inspect accessible structural timbers for woodworm, wet rot, dry rot and other forms of timber decay.

Your timber inspection comes complete with a clear written report explaining what we found, what has caused the problem and what should happen next.

The survey

Identify Timber Problems Before the Damage Gets Worse

Timber problems can develop slowly and remain hidden beneath floors, inside roof spaces or behind damaged finishes. By the time visible signs appear, decay or wood-boring insects may already have affected a larger area.

Not every damaged timber requires complete replacement. The appropriate solution will depend on the cause, extent and structural importance of the affected woodwork.

Our qualified timber surveyors inspect the accessible timbers and consider any moisture or ventilation problems contributing to their condition. This helps establish what has been affected, why the damage has developed and what action may be required.

Following the inspection, you will receive a professional timber survey report explaining the findings and any recommended next steps.

What Happens During a Damp & Timber Survey?

Our site visits provide a thorough assessment using professional surveying equipment and investigative techniques. Depending on access and the inspection authorised, your survey may include:

  • Drone InspectionDrone InspectionUsed to inspect roofs, chimneys and high-level areas where access or visibility is limited.
  • Humidity TestingHumidity TestingMeasures humidity, temperature and environmental conditions to assess ventilation and condensation risk.
  • Professional Moisture TestingProfessional Moisture TestingProtimeter MMS3 equipment is used to identify moisture patterns and investigate the likely source of dampness.
  • Sub-Floor InvestigationsSub-Floor InvestigationsAccessible floorboards and supporting timbers can be inspected for decay, wood-boring insects, moisture and poor ventilation.
  • Thermal ImagingThermal ImagingHelps identify cold bridging, insulation deficiencies, condensation risk and possible moisture-related defects.

These methods help us understand what is happening within the property rather than relying solely on visible surface signs.

What it can find

What Can a Timber Survey Identify?

A professional timber survey can help identify several different problems affecting structural and decorative woodwork within a property.

  1. Woodworm

    Woodworm

Woodworm is the general term used for damage caused by wood-boring insects. Common signs include small exit holes, fine dust known as frass and weakened or damaged timber.

Old exit holes do not necessarily mean an infestation is still active. Our timber surveyor will assess the available evidence, the species likely to be present and whether treatment is required.

  2. Wet Rot

    Wet Rot

Wet rot develops when timber remains exposed to excessive moisture. It is commonly associated with plumbing leaks, penetrating damp, defective rainwater goods and poorly ventilated areas.

Affected timber may become soft, cracked or discoloured. A timber inspection must also consider where the moisture is coming from, as treatment alone will not prevent the decay from returning.

  3. Dry Rot

    Dry Rot

Dry rot is a serious form of fungal timber decay that can spread through timber and surrounding building materials. Warning signs can include brittle wood, deep cracking, fungal growth and reddish-brown spores.

Correct identification is essential. Other forms of decay can produce similar symptoms, so the surrounding conditions and extent of the problem must be properly investigated.

  4. Floor Joist Decay

    Floor Joist Decay

Suspended timber floors can be affected by damp, inadequate subfloor ventilation, plumbing leaks and fungal decay. Damage may occur around joist ends, beneath bathrooms or close to external walls.

Warning signs can include movement, uneven flooring, excessive bouncing and localised areas that feel soft underfoot.

  5. Roof Timber Problems

    Roof Timber Problems

Roof timbers can be affected by water ingress, condensation, woodworm and fungal decay. Problems may develop around leaking roofs, chimney stacks and poorly ventilated loft spaces.

Our timber surveys can assess accessible rafters, purlins, joists and other roof timbers for visible signs of deterioration.

  6. Timber Damage Caused by Damp

    Timber Damage Caused by Damp

Timber decay is often connected to an unresolved moisture problem. Replacing or treating the damaged wood without addressing the water source can allow the problem to return.

Our surveyors consider the condition of the timber alongside the surrounding moisture, ventilation and building defects to provide a more complete diagnosis.

When to call

Signs You Need a PCA Approved Timber Survey

You should consider arranging a timber survey if you have noticed:

  • Small holes appearing in timber
  • Fine dust or frass beneath wooden surfaces
  • Soft, crumbling or weakened wood
  • Darkened or discoloured timbers
  • Fungal growth or unusual spores
  • A persistent damp or mushroom-like smell
  • Floorboards that feel soft or uneven
  • Excessive movement or bouncing in floors
  • Damaged joist ends or roof timbers
  • Timber problems identified during other building work
  • Evidence of previous woodworm or rot treatment
  • Concerns raised by a building surveyor or contractor

A property timber survey can also be useful before renovating an older building, replacing floors or covering accessible structural timbers.

What is included

What Does Our Timber Survey Include?

The exact scope of your timber survey will depend on the property, the areas that can be accessed and the problems you have reported. We will explain what is included before the inspection is booked.

A typical timber survey may include:

  • Visual inspection of accessible structural timbers
  • Inspection for woodworm and wood-boring insects
  • Assessment for wet rot and dry rot
  • Examination of accessible floor joists and floorboards
  • Inspection of accessible roof timbers
  • Assessment of the extent of visible timber decay
  • Consideration of surrounding damp and ventilation
  • Identification of likely moisture sources
  • Assessment of previous timber treatments
  • Photographic evidence where appropriate
  • A written timber survey report
  • Clear recommendations for further investigation or work

Some timbers may be concealed behind plaster, flooring, fitted furniture or other finishes. Any access limitations will be explained within the report.

If moisture is contributing to the timber problem, we may recommend a combined damp and timber survey to investigate both issues together.

What you receive

Your Written Timber Survey Report

Following the inspection, you will receive a clear written report explaining what we found.

The report will identify the areas and accessible timbers inspected, the evidence recorded and the likely cause and extent of any damage. Where treatment, repair or further investigation is required, it will explain the recommended next steps.

Our reports are written in plain English and can include photographic evidence where appropriate. This makes the findings easier to understand and share with landlords, contractors, property managers or other professionals.
