Damp & timber surveys, done properly
Professional damp surveys for homeowners, landlords and property professionals across the Midlands and North of England.
Damp Surveyors UK is a Property Care Association member, with every inspection undertaken by a CSTDB-qualified damp and timber surveyor. We identify the type, cause and extent of moisture problems before you commit to unnecessary or expensive remedial work.
Your damp inspection comes complete with a clear written report explaining what we found, what has caused the problem and what should happen next.
The survey
Damp can develop for many different reasons. Condensation, leaking pipes, defective gutters, damaged brickwork, poor ventilation and high external ground levels can all cause moisture to appear inside a property. Although some symptoms may look similar, the correct solutions can be completely different. Treating the wrong cause may waste money without resolving the underlying problem.
Our qualified damp surveyors investigate the property rather than focusing solely on the visible symptoms. This helps us understand where the moisture is coming from, why it has developed and what needs to be done to prevent it from returning.
Following the inspection, you will receive a professional damp survey report explaining the likely cause and any recommended next steps.

What it can find
A professional damp survey can help diagnose several different moisture-related problems.

Condensation develops when moisture in the air settles on cold surfaces. It is commonly linked to inadequate ventilation, high humidity, heating patterns and cold areas within the building.
It can cause black mould around windows, external walls, ceilings, wardrobes and other areas with limited airflow.

Penetrating damp occurs when moisture enters the property through an external defect. Common causes include damaged pointing, defective roof coverings, leaking gutters, cracked render and gaps around windows or doors.
The location of an internal damp patch does not always reveal the exact point where water is entering. A wider inspection of the surrounding property may therefore be necessary.

Rising damp describes moisture travelling upwards through walls from the ground. However, several other defects can produce similar symptoms, including high ground levels, contaminated plaster, plumbing leaks and condensation.
We examine the available evidence before reaching a conclusion. A high moisture reading alone does not prove that a property has rising damp.

Leaks from pipes, bathrooms, kitchens and heating systems can create localised damp patches. Moisture may also travel through floors, ceilings and walls before becoming visible.
Our damp inspection can help determine whether the pattern of moisture is consistent with a plumbing or water leak and whether further specialist investigation is required.

External ground levels, internal floors, render and plaster can sometimes bridge an existing damp-proof course. This allows moisture to bypass the protection intended to keep the walls dry.
Where this is identified, lowering ground levels or removing the bridge may be more appropriate than installing a new damp-proof course.

Damaged roofs, chimney stacks, walls, drainage systems and rainwater goods can all contribute to damp inside a property.
Our survey considers accessible internal and external areas to identify defects that may be allowing water to enter or preventing the building from drying properly.
When to call
You should consider arranging a damp survey if you have noticed:
A property damp survey can also be useful before arranging major renovation, plastering or decorating work. Identifying the cause first can prevent new finishes from becoming damaged.
What is included
The exact scope of your damp survey will depend on the property and the problems you have reported. We will explain what is included before the inspection is booked.
A typical damp survey may include:
If the inspection identifies possible woodworm, wet rot, dry rot or damaged structural timbers, we may recommend a separate timber survey or combined damp and timber survey.

What you receive
Following the inspection, you will receive a clear written report explaining what we found.
The report will identify the areas inspected, the evidence recorded and the likely cause of the damp problem. Where work is required, it will explain the recommended next steps and the reasons behind them.
Our reports are written in plain English and can include photographic evidence where appropriate. This makes the findings easier to understand and share with landlords, contractors, property managers or other professionals.

Sub-Floor InvestigationsAccessible floorboards and supporting timbers can be inspected for decay, wood-boring insects, moisture and poor ventilation.
Thermal ImagingHelps identify cold bridging, insulation deficiencies, condensation risk and possible moisture-related defects. These methods help us understand what is happening within the property rather than relying solely on visible surface signs.
